We are thrilled to announce the successful completion and handover of another residential project in Velanai West, Jaffna. This 1,250 sqft modern residence was designed and constructed to meet the highest standards within a tight three-month timeline. Our commitment to quality, precision, and client satisfaction enabled us to complete the project ahead of schedule, delivering a beautiful and durable home to Mrs T. Arasakesary from the UK.
The project commenced on June 3, 2024, and reached completion by September 8, 2024. At the client’s request for expedited delivery, we developed a meticulous progress plan to ensure the construction was completed without compromising on quality or technical integrity. Each stage was executed precisely, ensuring adequate curing and adherence to engineering best practices.
The roof design sets this project apart from typical residential constructions in Jaffna Province. It features a dual-unit aesthetic that enhances the overall architectural appeal. The roof framework is crafted from Kempas wood and topped with premium Calicut tiles, providing both durability and a striking visual.
The entire house features high-quality tiles, each area showcasing a unique tile colour that complements the wall paint, contributing to the home’s aesthetic appeal.
All interiors and exteriors are finished with Malaysian timber ceilings painted with water-based coatings. The prayer room and kitchen feature asbestos sheet ceilings, ensuring longevity and easy maintenance.
Constructed from Vembu wood (neem tree wood), all doors and windows are treated with water-based paint, ensuring ventilation and durability. Neem wood, also known as Indian lilac or margosa tree wood, is renowned for its strength, durability, and pest resistance. Its heartwood ranges in colour from reddish to reddish brown, giving the furniture an aesthetically pleasing appearance. The interlocked grains of neem wood further enhance its durability and strength. The fixtures include brass ironmongery, high-quality locks, and handles. The windows are fitted with 5mm thick clear glass for enhanced security and aesthetics.
Both bathrooms are fully tiled and equipped with high-end sanitary fittings. The plumbing system, made from S-Lon materials, underwent rigorous pressure tests and was waterproofed with two coats before tile installation, ensuring durability and leak prevention.
The pantry is finished with gloss tiles on the walls and countertops, providing a sleek and practical cooking space.
A thoughtfully designed balcony not only enhances the building’s appearance but also offers a scenic view of the surroundings.
The building exterior features elegant moulding, unique window structures, pergolas, and flower traps. The facade is decorated with three layers of weather-shield paint, enhancing both beauty and protection against the elements.
Comprehensive termite treatment was conducted on both the floor and roof structures to protect the building from termite damage and ensure long-term value and structural integrity.

For enhanced security, eight 5MP cameras were installed, providing comprehensive surveillance of the premises.
